La Vista on Lavaca

Alpaca is providing full MEP design and engineering services for this 8-story multi-purpose complex located in downtown Austin. The building is comprised of two below-grade parking levels, a restaurant shell space and parking on the first level, office condominiums on floors 2 through 4, and luxury residential condominiums on the four upper floors.

The building is to utilize water source heat pumps for conditioning and central domestic hot water supply to provide high-energy-efficiency operation.

NAMI Apartments
Kerrville, Texas

This complex was constructed to support affordable housing needs in the Kerrville area. The design called for cost-effective systems that meet the basic requirements of safety, security and reliability. This 16-unit complex includes an office/club house and a special manager's unit.

This 102-unit complex is located just east of IH35 in Austin, in an newly available area for development. The facility will consist of six buildings and a pavilion. The goal of the owner was to achieve a high rating in the Green Building Program administered by Austin Energy. Consequently, the design of the buildings included special consideration for energy efficiency and recycled materials. The building exteriors and site also makes use of high-efficiency lighting designed to compliment the atmosphere of the downtown area.
